Many successful real estate investors will tell you that now is the best time to buy, buy, buy real estate. This crisis presents a once-in-a-lifetime opportunity to get rich quickly if you know how.
But when the markets are in distress, when banks refuse to lend and sellers are desperate for cash, it is also no time to begin one’s real estate career unprepared (or, for that matter, to venture into any deal unless you do it thoughtfully).
There are a few really amazing books out there which can prepare you to make the most of the opportunity a time like this represents. One of these books is David Lindahl’s “Commercial Real Estate Investing 101: How Small Investors Can Get Started and Make It Big”.
If you were disappointed by one of those books with a big-name endorsement (or a celebrity author), covered in a golden dust jacket and decorated with the face of a celebrity yet empty on promises, you may be forgiven for having overlooked this one gem of a book. This is a down-to-earth, practical, very informative and really useful guide to investing in commercial real estate for real.
It’s Not only For Billionaires
David Lindahl begins by making a bold statement: commercial real estate is not just “for the already rich”–it is also a way to get there.
“The wealth opportunity with commercial real estate is enormous for the very reason that most people think they could never own it.”
This sums it up pretty well. The rest of the book delivers the facts, money-making tips and a wealth of valuable information on anything from finding knowledgeable advisors, attracting deals, valuating properties, getting lender’s approval and/or creative financing, negotiating no-money-down transactions, structuring complex deals, improving the operational bottom line, to knowing when to sell and selling profitably.
This is an amazing guide to building wealth in commercial real estate. It is based on years upon years of hands-on experience of someone who’s “been there, done that” and now controls over $240 million in real estate. The book is packed with useful and up-to-date information from cover to cover.
If you were to buy just one book on real estate in your entire lifetime, this is the one which would probably make you the most money.
Oh, and it has a foreword, too. (By Donald Trump, of course!)
